M/NOR MODIFICATION REQUEST FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Division has received an application for Minor Modification at the following address:
473 BLOOMFIELD ROAD APN: 029-164-060
APPLICATION FOR A REMODEL AND FIRST FLOOR ADDITIONS (868 SQUARE FEET) TO THE EXISTING
HOUSE AT 473 BLOOMFIELD ROAD, ZONED R-1. A total of 49% of the exterior walls of the existing house are
proposed to be removed and single story additions are proposed behind the existing garage and entry. The minor
modification is required to increase the lot coverage to 41% (2,360 SF) where 40% (2,300 SF) is the maximum
allowed.
Your property is located within 100 feet of this property. A Minor Modification has been requested to allow this
addition based on Municipal Code Section 25.55.010(a)(1). Any noticed property owner may call this item up for
review. If you would like to request that this project be reviewed, which includes a public hearing, you
should submit a written request to the Community Development Director within seven days of the postmark
on this letter (postmark August 25, 2015). Unless review of the application is requested, the Minor Modification
shall be approved based upon the following findings:
1. that the location of the proposed 868 SF first floor additions is primarily at the rear of the existing house so that it
will not alter the character of the neighborhood and will not have a detrimental impact on the character of the
adjacent properties;
2. that the proposed addition is located at the rear of the existing house and will only exceed the lot coverage
by 1%, it will not result in a significant impact on the adjacent properties or the neighborhood;
3. that the proposed addition complies with floor area ratio, setbacks, height, and all other development
requirements and therefore is compatible with the aesthetics, mass and character of the property and of
adjacent properties and the neighborhood; and
4. that the construction will meet the requirements of the California Building and Fire Codes, 2013 Edition as
amended by the City of Burlingame, and therefore will not be detrimental to public health, safety, or welfare.
