The addition meets all other zoning code requireme.nts for setbacks and height. CITY PLANNF.R DETERM�TATION A minor modification has been granted by the City of Burlingame Planning Departn�nt to allow this add.ition based on the following findings per Code Section 25.54.020 of the Municipal Code: FINDINGS l. There are exceptional circtu�n.stances-- Due to the existing floor plan of the house, the addition of a second story family roam (which would not affect lot coverage), is unfeasible without going to extreme expense and hardship. Also, the proximity to Bayshore Freeway makes a second story undesirable due to the noise. 2. The variance is necessary to preserve a property right-- The variance is necessary for the addition of a modest size family room, which could not otherwise be accomodated on the property. 3. The variance would not be detrimental to other properties-- Since the addition meets all setback and height requirements, and since the increase in lot coverage is very minor, the granting of this variance will not affect neighboring properties. 4. The variance will not adversely affect the zoning plan-- Since the increase in lot coverage is very minor, the size and configuration of the completed house will be consistent with the typical existing single family residential unit in the city, and thus will not have an adverse effect on the city's zoning plan.
