HomeMy WebLinkAbout1537 Cypress Avenue - NoticingCITY OF BURLINGAME 501 Primrose Road Burlingame CA 94010-3997 (650) 558-7250 REQUEST FOR A MINOR MODIFICATION FOR LOT COVERAGE Dear Property Owner, The Burlingame Planning Department has received an application for a Minor Modification at the following address: 1537 CYPRESS AVENUE APN: 028-301-240 APPLICATION TO ALLOW 41 % LOT COVERAGE WHERE 40% LOT COVERAGE IS THE MAXIMUM ALLOWED (A TOTAI, OF 2,457.6 SF OF THE 6,000 SF LOT WILL BE COVERED) AT 1537 CYPRESS AVENUE, ZONED R-1. The applicant is proposing to replace an existing 366.4 SF garage with a 361 SF garage and storage area at the rear right corner of the property. The project will include reconfiguring the existing floor plan of the garage which will require the removal of all four existing exterior walls. Your properiy is located within 100 feet of this property. A minor modification has been requested to allow this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written request to the City Planner within seven days of the postmark on this letter. Unless review of the application is requested, the minor modification shall be approved based upon the following findings: that the proposed garage is set in the right rear corner of the property and will be partially visible from the street and will not alter the character of the neighborhood because detached garages are common in the neighborhood and will not have a detrimental impact on the character of the adjacent properties; 2. that the proposed garage is designed within the allowed building envelope and the proposed materials for the garage match lhe materials on the existing house; therefore, the addition is compatible with the mass and character of the property and of the neighborhood; that the proposed garage is placed at the same location as the existing garage at the right rear corner of the property and will match the roof pitch of the existing garage; therefore is compatible with the aesthetics, mass, bulk and character of adjacent properties and the neighborhood; and 4. the proposed project meets all other zoning code requirements and the construction will meet the requirements of the California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame; therefore will not be detrimental to public health, safety or welfare.
