Since there was no appeal, a minor modification to allow 41 % lot coverage where 40% lot coverage is the maximum allowed (a total of 2,457.6 SF of the 6,000 SF lot will be covered) at 1537 Cypress Avenue, zoned R- 1, was approved effective December 1, 2004. The proj ect shall be built as shown on the plans submitted to the Planning Deparhnent and date stamped November 22, 2004. Any changes to these plans shall be subject to further minor modification procedures. The minor modification was approved with the following findings: 1. that the proposed garage is set in the right rear corner of the property and will be partially visible from the street and will not alter the character of the neighborhood because detached garages are common in the neighborhood and will not have a detrimental impact on the character of the adjacent properties; and 2. that the proposed garage is designed within the allowed building envelope and the proposed materials for the garage match the materials on the existing house; therefore, the addition is compatible with the mass and character of the property and of the neighborhood; and 3. that the proposed garage is placed at the same location as the existing garage at the right rear corner of the property and will match the roof pitch of the existing garage; therefore is compatible with the aesthetics, mass, bulk and character of adjacent properties and the neighborhood; and 4. the proposed proj ect meets all other zoning code requirements and the construction will meet the requirements of the California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame; therefore will not be detrimental to public health, safety or welfare. All site improvements and construction work will require separate application to the Building Department. This approval is valid for one year during which time a building permit must be issued. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year.
