REQUEST FOR MINOR MODIFICATION
The Burlingame Planning Department has received an application for a Minor Modification at the following
address:
1537 CYPRESS AVENUE
APN: 028-301-240
Application for a Minor Modification for 40.03% lot coverage (where 40% is the
maximum allowed) for a first floor bay window addition (3 square feet) at the right side
of the house at 1537 Cypress Avenue, zoned R-1.
Your property is located within 100 feet of this property. A minor modification has been requested to allow
this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for
review. If you would like to request that this project be reviewed, which includes a public hearing,
you should submit a written request to the City Planner within seven days of the postmark on this
letter. Unless review of the application is requested, the minor modification shall be approved based upon
the following findings:
that the proposed bay window (which extends 1'-0" from the existing house) will be located behind
an existing bay window (which extends 2'-0" from the existing house), and therefore will not be
visible from the street but does meet required building code setbacks;
2. that the proposed bay window is located 10'-9" from the side property line and adjacent to a driveway,
and therefore will not have a detrimental impact on the character of the adjacent properties;
that the proposed bay window provides necessary light and ventilation as required by the California
Building Code for a kitchen; and
4. the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 1995 Edition as amended by the City of Burlingame, and
therefore will not be detrimental to public health, safety or welfare.
