The City of Burlingame CtTY HALL 501 PRIMROSE ROAD TEL: (650) 558-7250 PLANNING DEPARTMENT BURLINGAME, CALIFORNIA 94010-3997 FAX: (650) 696-3790 December 7, 2004 Michael Gong and Amy Lui 1464 Vancouver Avenue Burlingame, CA 94010 Dear Mr. Gong and Mrs. Lui, Since there was no appeal to or suspension by the City Council, the November 22, 2004 Planning Commission approval of your application for lot line adjustment between the properties at 1464 and 1470 Vancouver Avenue and variance for lot frontage at 1470 Vancouver Avenue, became effective December 2, 2004. The November 22, 2004 minutes of the Planning Commission state your application was approved with the following conditions: that letters of no objection from the mortgage institutions as indicated in the preliininary title reports shall be submitted to the City prior to the recording of the lot-line adjustment; 2. that the lot line adjustment shall be recorded with the property at the San Mateo County Recorders Office and a copy of the recorded document shall be sent to the City Engineer; and 3. that there shall be maintained a side separation of at least 8 feet between the two houses at 1470 and 1464 Vancouver Avenue, which will ensure a consistent appearance with the residential character of the neighborhood. This action is not effective until it has been recorded and all of the conditions ofthe action have been met. The approval is valid for one year during which time the map must be recorded. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year. All site improvements and construction work will require separate application to the Building Department. If you wish to challenge the decision in a court of competent jurisdiction, you must do so within 90 days of the date of the decision unless a shorter time is required pursuant to state or federal law.
