Dear Ms. Willoughby and Mr. Arris:
Since there was no appeal to or suspension by the City Council, the August 9, 1999 Planning
Commission approval of your design review, front setback variance and special permit for height
became effective August 16, 1999. This application was to allow a first and second story addition
and remodel to your home at 1337 Vancouver Avenue, zoned R-1.
The August 9, 1999 minutes of the Planning Commission state your application was approved with
the following conditions:
1. that the project shall be built as shown on the plans submitted to the Planning
Department and date stamped July 20, 1999, Sheets P-1 through P-6, except that all the
windows on the second floor shall be replaced to match the new windows on the
approved plans, the windows existing on the first floor may be retained as shown on the
approved plans;
2. that any changes to the size or envelope of the second floor, which would include
adding or enlarging a dormer(s), moving or changing windows and architectural
features or changing the roof height or pitch, shall be subject to design review;
3. that the conditions of the City Engineer's June 24, 1999, memo shall be met; and
4. that any improvements for the use shall meet all California Building and Fire Codes,
1998 Edition as amended by the City of Burlingame.

Reimbursement of the unspent portion of your design review deposit has been processed and will
be mailed to you under separate cover.
All site improvements and construction work will require separate application to the Building
Department. This approval is valid for one year during which time a building permit must be
issued. One extension of up to one year may be considered by the Planning Commission if
application is made before the end of the first year.
The decision of the Council is a final administrative decision pursuant to Code of Civil Procedure
Section 1094.6. If you wish to challenge the decision in a court of competent jurisdiction, you
must do so within 90 days of the date of the decision unless a shorter time is required pursuant to
state or federal law.

C. Vistica moved approval of the consent calendar based on the facts in the staff reports, commissioners comments
and the findings in the staff reports with recommended conditions in the staff reports and by resolution. It was noted
for the record that condition No. 1 of Item No. 6; 1337 Vancouver Avenue should read; " that all the windows on
the second floor shall be replaced to match the new windows on the approved plans, the windows existing on the first
floor may be retained as shown on the approved plans ". The motion was seconded by C. Keighran. Acting-Chair
called for a voice vote on the motion and Item 5, 2804 Easton Drive passed 4-0-1-2 (C. Deal Abstaining and Cmsrs.
Bojues and Coffey absent); Items No. 6, 1337 Vancouver Avenue; 7, 1374 DeSoto Avenue; 8, 344 Occidental
Avenue and 9, 1650 Bayshore Highway, were approved on a 5-0-2 (C. Bojues and Coffey absent). Appeal
procedures were advised.
