The proposed sub- division of the one acre parcel would produce two 60'x150• lots fac� ing on Vancouver Avenue. It would leave the present residence at the rear of the property, together with approximately .58 acre of land, having a frontage of 30 feet on Vancouver Avenue. Earlier this year permission was obtained to subdivide my property into two 50'x150' lots facing on Vancouver Avenue, leaving the present residence (together with approximately 2/3rds acre of land) with 50' frontage on Vancouver. The proposed variance is being sought for the following reasons: 1. Due to the height of my land above Vancouver Avenue, and due to the fact that the existing residence is located at the rear oi the property, only Lots A and B are vis_ible from the street. Sixty foot frontage for Lots A and B would permit wider, more attractive, desirable type homes to be built on these lots. Wider frontage would also permit easier and better driveway access. The wider frontage for Lots A and B would enhance the beauty of any homes to be built, and would tend to enhance the value of surrounding property in the neighborhood. 2. The utility and beauty of Lot C would remain unimpai�- ed, because the entrance to Lot C, r�amely the existing . -2- driveway tagether with adjoining hedges, less than 30 feet of frontage. A wider Lot C would only mean additional land to Lot C, wzthout any benefit to Lot C. 3. Because a 10 foot P G& E easement easterly side of Lot B, and because set-backs are required on the other 1;imitation of 50• frontage would be B. Only a narrow house with steep constructed.
