A Special Meeting of the Planning Commission was held in the City Heil at 8 p.m.
Thursday, April 11, 1946.
On roll call the following were present:
Mitchell
Coles
Macomber
Brown
Stivers
Shattuck

Chairman Mitchell presiding.
Mrs. William Trott appeared seeking approval of a proposed resubdivision of a
property on the Westerly side of Cortez Avenue, between Sanchez and Carmelita, in'which pro-
posed resubdivision there would be created a lot with only a 45' frontage. In discussing
the subject with Mrs. Trott, the Planning Commission informed her that fora long time it
has been the object of the Commission to oppose the subdivision of lots with less than 50'
frontage, and particularly in a locality where practically all of the lots are of 50' front-
age or more. Mrs. Trott urged that an exception be made in this case and she was invited to
discuss the subject further with the City Engineer and the City Building Inspector.to see if
a proper procedure can be worked out. Chairman Mitchell announced that this meeting had
been scheduled to hold a second hearing of the proposed Limited Commercial Zone, but in view
of the fact that the hearing had not been advertised, this would be an informal discussion
to bring out further evidence for or against the proposal. At this meeting there was pre-
sented to the Planning Commission a petition of protest bearing the signaturesof twenty-four
individuals apparently representing seventeen parcels of property in the area under discus-
sion and also a letter of protest from Miss Dagmar F. Knudsen of 6 Lorton Avenue. The
Chairman recalled that at the last meeting there was some outspoken objection and nov: there
is a petition and a communication bearing a nucber of signatures .in protest. Discussion was
invited.
W . H. Kimball, 120 Lorton Avenue, stated that he objected to tryink to t_lice in too
much area into the business district which might onl- invite small stores with lour rentals
v.hich �iould depreciate the property :which might other -wise be used for apartments. Fie added
that if the property owners of Park Road wanted to be included in the business zone, he
thought they% should be permitted to do so, but he Yeas opposed to the inclusion of Lorton
Avenue. Others spoke as follows:

At the conclusion of this discussion, the Chairman announced that a second formal hear-
ing will be held at the Regular meeting of the Planning Commission April 25, 1946,
Thursday,-8 p.m., and the Secretary was instructed to direct the City Clerk to cause to
be advertised the said meeting. Commissioner Coles stated he is prepared to reco,utend,
in further consideration of the subject, that there be included an $0' set -back line
on all of the streets to be embraced in the proposed Limited Commercial Zone.
The meeting adjourned at 9:50 p.m.
