RESOLUTION APPROVING CATEGORICAL EXEMPTION, DESIGN REVIEW PERMIT 53-98 RESOLVED, by the Planning Commission of the City of Burlingame that: WHEREAS, a categorical exemption has been proposed and application has been made for design reviewfor a two-story addition at 1920 Hillside Drive. zoned R-1. APN: 026-053-100; Tamara and Paul Ferrari, property owners and applicants: WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on October 14, 1998 , at which time it reviewed and considered the staff report and all other written materials and testimony presented at said hearing; NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that: 1. On the basis of the Initial Study and the documents submitted and reviewed, and comments received and addressed by this commission, it is hereby found that there is no substantial evidence that the project set forth above will have a significant effect on the environment, and Categorical Exemption per Article 19. Section: 15303 - New Construction or Conversion of Small Structures Class 3, Single-family residences not in conjunction with the building of two or more such units; in urbanized areas, up to three single-family residences may be constructed or converted under this exemption is hereby approved. 2. Said design review is approved, subject to the conditions set forth in Exhibit "A" attached hereto. Findings for such design review are as set forth in the minutes and recording of said meeting. 3. It is further directed that a certified copy of this resolution be recorded in the official records of the County of San Mateo. I,IJ Secretary of the Planning Commission of the Cdy of Burlingame, do hereby certify that the foregoing resolution was introduced and adopted at a regular meeting of the Planning Commission held on the 14th day of October , 1998 , by the following vote: AYES: COMMISSIONERS: COFFEY, KE{GGHRAN, KEY, LUZURIAGA, VISTICA AND DEAL NOES: COMMISSIONERS: NONE ABSENT: COMMISSIONERS: BOJUES AMENDED CONDITIONS — Item #8 EXHIBIT "A" Conditions of approval for categorical exemption and design review. 1920 HILLSIDE DRIVE effective OCTOBER 19, 1998 1. that the project shall be built as shown on the plans submitted to the Planning Department date stamped October 6, 1998, Sheets 1 through 9; and 2. that any changes from the approved plans to the size or envelope of the second floor, which would include adding dormer(s), changing the roof height or pitch, changing exterior materials and windows or modifications to the first floor exterior walls before or during construction shall be subject to design review; and 3. that the conditions of the Chief Building Official's September 2, 1998 memo shall be met; 4. that the conditions of the City Engineer's September 8, 1998 memo shall be met; 5. that the project shall meet all the requirements of the California Building and Fire Codes, 1995 edition, as amended by the City of Burlingame; 6. that the applicant shall prepare a landscape plan and submit it for review and approval by the Design Review Consultant and that it be installed and reviewed and approved by the Senior Landscape Inspector prior to completion of construction of the building permit for the two-story addition; 7. that the applicant shall install windows in the addition that are consistent with the design and size of existing windows in the residence; 8. that the applicant shall correct the Section B on sheet 8 to reflect the elimination of the 4:12 pitch at the kitchen window.
