and that the use of the westerly enclosed area at 840 Cowan
Road shall be limited to the storage of new cars intended
for the car rental fleet and storage of used car rental cars
in preparation to be shipped off the site in accord with
James Saunders� letter of February 14, 1989;

840 COWAN ROAD, LOTS 8,9 AND 10
Proposal is for use of a 1.36 acre site for storage of rental
vehicles. This property would operate in conjunction with the
Dollar Rent-A-Car agency at 1815 Bayshore Highway and the
existing 1 acre storage facility at 840 Cowan Road (lots 5, 6 and
7). The existing storage facility on Cowan Road is used to store
up to 125 vehicles. The proposal involves expanding this
facility to the vacant lots next door for the storage of an
additional 175 vehicles for a total storage capacity of 300
vehicles.
Currently this is a vacant 1.36 acre property which has been used
for the illegal dumping of rubish. The proposed fencing in and
paving of this property for use as a rental car storage yard
would actually improve the aesthetics of the area. The area is
fully developed with offices and a variety of light industrial
uses, therefore this use should not have any negative effects on
the noise level in the area. Vehicles will be traveling about 800
feet to the 1815 Bayshore site, a short enough distance that
there should not be any negative effects on the air quality in
the area. There will be no washing or repair of vehicles on this
property, therefore water quality will not be affected. �
A traffic allocation was granted for this project on February 6,
1989. Potential traffic impacts of this use on the critical
intersections in the area have been reviewed and it has been
determined that the roadway system in the area can accommodate
the additional trips to be generated by this use. In addition,
since all vehicles will be stored on the property itself and
there will be no employees on this property, the proposed use
should not impact parking availability in the area.
