Dear Mr. Morsello,
Since there was no appeal to or suspension by the Ciry Council, the July 24, 2000 Planning Commission
approval of your design review and special permit for height application became effective August 7,
2000. This application was to allow a new two story residence at 141 Costa Rica Avenue, zoned R-1.
The July 24, 2000 minutes of the Planning Commission state your application was approved with the
following conditions:
that the project shall be built as shown on the plans submitted to the Planning Department date
stamped 2000, sheets A-1 through A-3 date stamped May 18, 2000, including house sections,
landscape plan and topographic survey, anc� sheet A-4, showing the window wrought iron, eave
and gutter detail, date stamped Ju1y 14, 2000;
2. that any changes to the size or envelope of the residence or garage, which would include changing
the size or location of windows, or changing the roof height or pitch, shall be subject to design
review;
3. that the conditions of the Chief Building Official's May 22,2000 memo and the City Engineer's
May 23, 2000 memo shall be met; and
4. that the project shall meet all the requirements of the California Building and Fire Codes, 1998
edition, as amended by the City of Burlingame.
Reimbursement of the unspent portion of your design review deposit application fee has been processed
and will be mailecl. to you under separate cover.
All site improvements and construction work will require separate application to the Building Department.
This approval is valid for one year during which time a building permit must be issued. One extension
of up to one year may be considered by the Planning Commission if application is made before the end;
of the first year.

The decision of the Council is a iinal administrative decision pursuant to Code of Civil Procedure Section
1094.6. If you wish to challenge the decision in a court of competent jurisdiction, you must do so within
90 days of the date of the decision unless a shorter time is required pursuant to state or federal law.

all property lines, easements, and shall show all property corners existing and to be set.
• All site and roof drainage sha11 be made to drain to Cabrillo Avenue. The site p�ans shall show elevations
. demonstrating the drainage is to the frontage street or otherwis�.
•� Sheet A 1 shows the removal of the driveway at the frontage of the property. The Driveway profile shall be
shown on the plans and it shall comply with the Ciiy of Burlingame standards. Any work in the public right
of way requires an encroachment permit from the Public Works Department. �
• A sanitary sewer lateral test is required for this project. The test sha11 be performed in accordance with the
City standard and if required, the sewer lateral shall be replaced in accordance with the City standards.
• It is not clear from the submitted plans as to if any basement is proposed: =If any basement is proposecl, plans
shall show how the underground drainage from the basement is handled.
