Dear Mr. and Mrs. Spillane:
Since there was no appeal to or suspension by the City Council, the
May 10, 1993 Planning Commission approval of your special permit
application became effective June 8, 1993. This application was to
allow construction of a detached garage at 125 Costa Rica Avenue,
zoned R-1.
The May l0, 1993 minutes of the Planning Commission state your
application was approved with the following conditions:
l. that the project shall be built as shown on the plans submitted to
the Planning Department and date stamped April 16, 1993, Sheets 1,
2, Building Elevations, Demolition Plan, New First Floor Plan and
New Second Floor Plan;
2. that the conditions of the Fire Marshal set forth in his memo
dated April 12, 1993 shall be met;
3. that the attic storage area in the garage shall never be used for
living purposes or converted into a living area at any later date;
4. that the height of the garage roof ridge shall not be greater than
17' from grade;
5. that there shall be no encroachment of any structures, equipment
or appliances into the 20' x 20' required vehicle parking area;
and
6. that the project shall meet all the requirements of the Uniform
Building and Uniform Fire Codes as amended by the City of
Burlingame.

All site improvements and construction work will require separate
application to the Building Department. This approval is valid for one
year during which time a building permit must be issued. One extension
of up to one year may be considered by the Planning Commission if
application is made before the end of the first year.
