Dear Mr. and Ms. Nichols,
Your request for a minor modification permit was reviewed
by property owners within 100', the Planning Commission and
City Council. Since there was no appeal, a minor
modification permit to allow a minor modification to build
a 594 SF detached garage, at 116 Costa Rica Avenue, zoned
R-1, was approved effective April 25, 1995, with the
following findings:
a) The placement of the existing
structures on the site make it
impossible to attach a attached garage
of this size.
b) The structure replaces a dilapidated,
non-conforming garage of the
approximately the same size with a
conforming detached structure. The
new structure will be safer and built
to all current building code
requirements. Uses within the
structure will be residential in
nature and will not affect public
health, general welfare or
convenience.
3) The detached structure would be
located at the rear property line and
would not affect the streetscape. It
replaces an existing structure of
similar size along the same property
line. Meets all other parameters of
CS 25.60.

All site improvements and construction work will require
separate application to the Building Department. This
approval is valid for one year during which time a building
permit must be issued. One extension of up to one year may
be considered by the Planning Commission if application is
made before the end of the first year.
