The existing garage is 13'-3" x 44'-3", whereas the minimum dimensions for an existing two car garage are 18' x 20'. The project meets all other code requirements for setbacks, lot coverage and height. CITY PLANNER DETERMINATION A minor modification has been granted by the City of Eurlingame Planning Department to allow this addition based on the following findings per Code Sec. 25.54.020 of the Municipal Code: FINDINGS 1. There are exceptional Due to the placement expanded to meet code circumstances-- of existing structures on the lot, the existing garage cannot be required width of 20' for a new garage. 2. The variance is necessary to preserve a property right-- In practice, this house with a 13'-3" x 44'-3" garage and a 25'-6" driveway provides on-site parking for two cars, although it does not meet the strict code definition which requires an 18' minimum width for an existing two car garage. 3. The variance would not be detrimental to other properties-- This action will not allow construction which would be denied in any similar situation; two story structures are permitted in this zone and the addition meets sideyard requirements. 4. The variance will not adversely affect the zoning plan-- Since the size and configuration of the completed house will be consistent with the typical existing single family residential unit in the city, this action will not have an adverse effect on the city's zoning plan. CITIZEN APPEAL Your property is within 75 feet of the above site and therefore you have been sent this notice of this action. If you object to the decision of the City Planner to grant this minor modification, you can appeal the decision to the Planning Commission.
