HomeMy WebLinkAbout828 Alpine Avenue - Staff ReportCITY OF BURLINGAME 501 Primrose Road Burlingame CA 94010-3997 (650)558-7250 REQUEST FOR MINOR MODIFICATION FOR SIDE SETBACK Dear Property Owner, The Burlingame Planning Department has received an application for Minor Modifications at the following address: 828 ALPINE AVENUE APN: 029-026-230 APPLICATION TO EXTEND AN EXISTING FIRST FLOOR WALL WITH A 3' RIGHT SIDE SETBACK WHERE 4'-0" IS REQUIRED FOR A FIRST FLOOR ADDITION AT 828 ALPINE AVENUE, ZONED R-1. THE EXISTING WALL AT THE RIGHT SIDE OF THE HOUSE WOULD EXTEND ANOTHER 7' WITH A 3' SIDE SETBACK FOR AN ADDITION AT THE REAR OF THE EXISTING DWELLING. The single story addition is approximately 608 SF and is proposed at the rear of the existing single family dwelling. The existing right side setback is 3' where 4' is required. Along the right side the addition will extend 23' beyond the existing rear building wall. Seven feet of this wall will encroach into the required setback by 1', with a 3' side setback where 4' is required. Your property is located within 100 feet of this properly. A minor modification has been requested to allow this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written request to the City Planner within seven days of the postmark on this letter. Unless review of the application is requested, the minor modification shall be approved based upon the following findings: l. that the original house was built with a 3' right side setback which does not meet current code requirements and the proposed addition represents a minor encroachment (1 foot) into the required setback; 2. that the proposed addition is designed within the allowed building envelope, is not visible from the street and the proposed materials for the addition match the materials on the existing house and therefore, the addition is compatible with the mass, and character of property and of the neighborhood; 3. that the proposed side setback for the addition matches the existing side setback and the length of the wall extension is less than the length of the existing wall and will not have a detrimental impact on the character of the adjacent properties; and 4. the proposed project meets all other zoning code requirements and will meet the requirements of the California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare.
