CONSTRUCTION ACTIVITY
� No person shall erect (including excavation and grading), demolish, alter or repair any building or
structure other than between the following hours. Holidays are the first day of January, the third Monda�
of February, the last Monday of May, the fourth day of July, the first Monday of September, the eleventh
day of November, the fourth Thursday in November and the twenty-fifth day of December, or if the

existing. Uownspouts shall terminate below grade to a perimeter 4" diameter ABS solid drain pipe. Run 4"
diameter (or size as noted on site plan) solid pipe through face of curb so that water will empty into the street
gutter system. Termination through curb shall be as per details of the city or county of jurisdiction (3" diameter
max). S!�,._ ail pipes for adequate drainage. Insure that the location chosen for the pipe to go through the face of
curb is adeyuate to carry the water from the site to a city maintained water collection system.
In single f�.imily residences the water may flow to the street by gravity method provided there is sufficient grade to

� HOWER RECEPTOR
Provide shower receptor of �ultured marble, marble, or ceramic tile set in mortar bed sloped to drain. Shower pans
shall be of copper. System installed shall protect adjacent materials from moisture. The minimum shower size
shall be 1,024 sq. in., regardless of shape, and also capable of encompassing a 30-inch circle as per UPC Section
412.7
SHOWER & BATHTUB ENCLOSURES
Shower and bathtub enclosures shall conform to CBC 807.1.2 and 807.1.3. Accessories such as grab bars, towel
bars, paper dispensers and soap dishes, provided on or within walls„shall be installed and sealed to protect
structural elements from moisture. Showers shall be finished as specified in CBC 807.1.1 and 807.1.2 to a height
of not less than 70 inches above the drain inlet. Materials other than structural elements used in such walls shall be
of a type which is not adversely affected by moisture. See CBC 2512 for other limitations on use of gypsum board
in shower or bathtub area. Anti-scald devices shall be provided for tub and shower fixtures as per UPC Section
414.7 Showers and shower/tubs shall be provided with individual control valves of the pressure balance or the
thermostatic mixing valve type. UPC SECTION 420.0 Walls of shower and bathtub enclosures shall have a
smooth, hard, nonabsorbent surface over a maisture resistant underlayment to a height of 70 inches above the drain
inlet as per CBC 807.1.3
DOORS AND PANELS OF SHOWERS
Provide fully tempered glass of not less than 1/8 inch thickness in anodized aluminum fram�; or frameless. Safery
glazing shall conform with CBC 2406. Shower doors shall have an outward swinging door with a minimum width
of 24 inches.
WATER SPLASH
Where wooci frame walls and partitions are covered on the interior with plaster; tile or similar materials, and are
subject to water splash, the framing shall be protected with approved waterproof paper conforming to CBC 1402A.
Water-resistant gypsum backing board should not be used on ceil�ngs if the framing spacing exceeds 12 inches on
center. CBC 2512
Wal(s of enclosed bathtubs and showers shall be protected with water resistant gypsum board or cement board.
Install as per manufacturers specs and recommendations.
WATERCLOSETS
Watercloset spaces shall be at least 30" wide, and extending at least 24 inches in front as per CBC 2904. 1.6
gallon maximum flush for new water closets
EXHAUST FAN
In lieu of required exterior openings for natural ventilation in bathrooms containing a bathtub or shower or
c o m b i n a t i o n t h e r e o f, l a u n d ry r o oms, and similar rooms, a mechanical ventilation system connected directly to the
outside capable of providing five air changes per hour shall be provided. Such systems shall be connected directly
to the outside, and the point of discharge shall be at least 3 feet from any opening which allows air entry int�
occupied portions of the building. Bathrooms which contain only a water closet or lavatory or combination
thereof, and similar rooms may be ventilated with an approved meehanical re-circulating fan or similar device
designed to remove odors from the air. Comply with section CBC12033.
Provide back dampers. Contractor shall submit ICBO number, manufacturer and model number to the City
Building Department prior to installation. ,„
ENVIORMENTAL AIR DUCTS
Termination of all environmental air ducts shall be a minimum of 3 feet from the property lines or any openings
into the building (i.e., dryers, bath and utility fans, etc., must be 3 feet away from doors, windows, skylight
openings or attic vents. UMC SECTION 504.6
Provide smooth metal duct for dryer exhaust extending to outside of building with a backdraft damper. UMC 504
and 908. '
�LAUNDRY AREAS
WASHING MACHINE-Provide a washing machine pan to protect the floor from flooding and shall be of
galvanized metal with 1 1/2 inch high sides with soldered seams. Provide 1 inch diameter copper drain toa point
outside of the building perimeter and within 6" of grade.
DRYERS-Dryers located in an area that is habitable or contains other fuel burning appliances shall be exhai:.;ted to
the outside or to an area which is not habitabte and does not contain other fuel burning appliances (not benea+.h
building or in attic area) as per currently approved UMC. E�chaust ducts shall be limited to 14 feet ( or as per the
manufacturer's approved listing) with 2 elbows from the clothes dryer to a point of termination. Reduce this
length by 2 feet for every elbow in excess of 2. Provide smooth metal duct for dryer exhaust extending to outside

�INSULATI�N . .
ATTIC SPACES shall be provided with R-30 fiberglass batt insulation at spaced ceiling joists. Provide insulation
dams at eave vents to prevent blockage. Where insulation is within rafter/ceiling spaces with drywall at the
underside: provide R-30 Cathedral Batts. No sandwiched moisture barriers allowed between layers. In all cases,
insulated spaces shall have a minimum 2" clear space at the top of the ventilated area. All blocking shall be
notched as per plan for cross ventilation. Ventilation which is blocked by skylights may be ventilated to the
adjoi�iing rafters as per ventilation through blocking details. Insulate new and existing attic spaces.
WALLS shall have fiberglass batt insulation: R-13 at 2x4 studs and R-19 at 2x6 studs.
FLOORS @ OVERHANGS shall have R-19 fiberglass batt insulation. Provide ventilation strips at enclosed
spaces.
FLOORS over unheated spaces shall be provided with R-19 fiberglass batt insulation.
DUCTS shall be provided with R-5.4 minimum wrapped fiberglass-. Insulation and covering on pipe and tubing
shall have a flame-spread rating not to exceed 25 and a smoke density not to exceed 450 when tested in accordance
with UBC Standard 8-1 as per CBC 707.2
NOTE- All insulation materials, including facings, such as vapor bamers, or breather papers in�talled within
floor-ceiling assemblies, roof-ceiling assemblies, walls, crawl spaces or attics, shall have a flame-sp::;ad rating not
to exceed 25 and a smoke density not to exceed 450 when tested in accordance with UBC Standard 8-1. When
such materials are installed in concealed spaces of Types III, IV, and V construction, the flame-spread and smoke-
developed limitations do not apply to facings, provided that the facing is installed in substantial corrtact with the
unexposed surfa�e of the ceiling, floor or wall finish.

Asphalt shingles shall be fastened according to manufacturer's instructions and CBC
Table 15-B-1. �
Built-up roofing shall be applied in accordance with the manufacturer's instructions and CBC Tables 15-E through
15-G.
Tile of clay or concrete shall comply with U.B.C. Standard 15-5 and shall be installed in accordance wit�
manufacturer's instructions and CBC Tables 15-D-1, 15-D-1.1 ,15-D-2. & 15-D-2.1.
All materials applied as roof covering on any structure regulated by this code shall have a fire retardant r_�ting of
Class A or B as specified in Table 15-A as amended by the City of Burlingame Municipal Code 18.08.060. All
wood structures are required to have a minimum of Class B roof covering and shall include roof deck
underlayment, insulation and covering which is assigned a roof-covering classification. CBC 1503.
FLASHING
Provide flashing at the juncture of roof and vertical surfaces: at intersection of dissimilar roofing materials: and as
required to prevent water damage. Flashing and counter flashing shall be not less than No. 24 gauge corrosion-
resistant metal. Valley flashing as per CBC 1508.
