Dear Mr. and Mrs. Solon:
Your request for a minor modiiication was reviewed by property owners within 100 feet, the Planning Commission and City
Councii. Since there was no appeal, a minor modification to allow to a 3' side setback on the right side for a 7' portion of
the proposed single story addition where a 4' side setback is the minimum required at 828 Alpine Avenue, zoned R-1, was
approved effective March 15, 2004.
The project shall be built as shown on the plans submitted to the Planning Department and date stamped February 24, 2004.
Any changes to these plans shall be subject to further minor modification procedures. The minor modification was
approved with the following findings:
that the original house was built with a 3' right side setback which does not meet current code requirements and the
proposed addition represents a minor encroachment (1 foot) into the required setback;
2. that the proposed addition is designed within the allowed building envelope, is not visible from the street and the
proposed materials for the addition match the materials on the existing house and therefore, the addition is compatible
with the mass, and character of property and of the neighborhood;
3. that the proposed side setback for the addition matches the existing side setback and the length of the wall extension is
less than the length of the existing wall and wi'll not have a detrimental impact on the character of the adjacent
properties; and
4. the proposed proj ect meets all other zoning code requirements and will meet the requirements of the California Building
and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public
health, safety or welfare.
All site improvements and construction work will require separate application to the Building Department. This approval is
valid for one year during which time a building pernut must be issued. One extension of up to one year may be considered
by the Planning Commission if application is made before the end of the first year.
