Since there was no appeal to or suspension by the City Council, the
February 14, 1989 Planning Commission approval of your special
permit application became effective February 23, 1989. This
application was to allow three special permits for an accessory
structure to be used for storage purposes at 824 Alpine Avenue.
The February 14, 1989 minutes of the Planning Commission state your
application was approved with the following conditions:
1. that the conditions of the Chief Building Inspector�s
January 18, 1989 memo and the City Engineer's January 18,
1989 memo shall be met which shall include cutting off any
gas, sewer and water pipes to the accessory structure at the
main dwelling and then plugging any remaining pipes in the
walls with concrete in both ends;
2. that this 504 SF structure shall be used only for storage
purposes and shall never be used as a living area or any
other purposes; and
3. that the barbecue and fireplace in the accessory structure
shall be made permanently inoperable as determined by the
Fire Marshal and Building Department before the building
permit is finaled.
All site improvements and construction work will require separate
application to the Building Department.

RE: 824 ALPINE - THREE SPECIAL PERMITS FOR USE OF AN
ACCESSORY STRUCTURE FOR STORAGE PURPOSES
If this structure is to be considered as a storage building, the
barbecue facility needs to be removed completely from the structure,
otherwise as stated in my January 4, 1989 memo, it should be con-
sidered as a habitable area.
Since this structure had a bathroom at one time, if this structure is
to be approved to remain in any form, the following needs to be done:
1. Completely remove all gas, sewer and water pipes and connec-
tions heading to•the structure at the house. Plugging of
connections will not be accepted.
2. Remove all plumbing from within the structure walls and plug
each end of those pipes remaining in the foundation at the
foundation line with concrete.
