Dear Mr. Brayer,
Since there was no appeal to or suspension by the City Counci�, the February 12, 2001 Planning Commission
approval of your conditional use permit, side setback and parking variance application became effective February
20, 2001. This application was to allow for a first fioor addition closer than 4'-0" to an existing accessory
structure and to alter an existing nonconfoiming detached garage at 810 Alpine Avenue, zoned R-1.
The February 12, 2001 minutes of the Planning Commission state y�ur application was approved with the
following conditions:
1. that the projec# shall be built as shown on the plans submitted to the Planning Department and date stamped
January 1�, 2001, sheets Al-A8;
2. that the Pianning Commission shail revievv at a public �eeting any changes (remodel, reconstruction or
motiification) to any structures on this property in the future;
3. that the requirements of the City Engineer's and Chief Buiiding Off'icial's November 6, 2000 memos
and the Fire Marshal's November 7, 2000 memo shall be met; a�d
4. that the project shall meet all the requirements of the California Building Code and California Fire Code,
1998 edition, as amended by the City of Burlingame.
All site improvements and construction work will require separate application to the Building Department. This
approval is valid for one year during which time a building permit must be issued.

One extension of up to one year may be considered by the Planning Commission if application is made before
the end of the first year.
The decision of the Council is a final administrative decision pursuant to Code of Civil Procedure Section
1094.6. If you wish to challenge the decision in a court of competent jurisdiction, you must do so within 90 days
of the date of the decision unless a shorter time is required pursuant to state or federal law.
