Dear Mr. and Mrs. Lee,
Your request for a Hillside Area Construction Permit and Minor Modification was reviewed by
property owners within 100 feet, the Planning Commission and the City Council. Since there
was no appeal, a Hillside Area Construction Permit and Minor Modification for first story
additions at 3088 Alcazar Drive, was approved.
The project must be consistent with the plans submitted to the Planning Division and date
stamped July 28, 2021. Any further changes to these plans shall be subject to further Hillside
Area Construction Permit and Minor Modification procedures.
All site improvements and construction work will require a separate application to the Building
Department. This approval is valid for one year during which time a building permit must be
issued. An extension of up to one year may be considered by the Planning Commission if
application is made before the end of the first year.

REQUESTS FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND FOR A MINOR
MODIFICATION
Dear Property Owner,
The Burlingame Planning Division has received an application for a Hillside Area Construction
Permit and a Minor Modification at the following address:
3088 Alcazar Drive
APN: 025-333-110
APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND A MINOR
MODIFIATION FIRST FLOOR ADDITIONS AT 3088 ALCAZAR DRIVE, ZONED R-1. The
proposed project includes a 54 SF first floor addition at the rear, right side and a 205 SF first
floor addition at the front, left side of the existing one-story, single family dwelling. The rear
addition will be 11'-9" from the right side property line and the front addition will be 12'-2" from
the left side property line.
A Minor Modification is required to extend an existing right side first floor wall that does not
meet the required setback to the side property line. The existing right side wall has a 4'-6" side
setback to the side property line, where 7 feet is required for new construction. Portions of the
existing right side wall will be retained and the proposed project includes replacing portions of
this existing wall with the same 4'-6" setback. The proposed project complies with and all other
zoning requirements in the R-1 zoning district.
Your property is located within 100 feet of this property. A Hillside Area Construction Permit has
been requested to allow this improvement based on Municipal Code Section 25.61.
A Minor Modification has been requested to allow these first floor additions based on Municipal
Code Section 25.55.010(a)(8). Any noticed property owner may call this item up for review. Unless
review of the application is requested, the Minor Modification shall be approved based upon the
following findings:
that the location of the proposed replaced wall retains the existing character and architectural
style of the house and will not alter the character of the neighborhood and will not have a
detrimental impact on the character of the adjacent properties because the existing setback
is not being altered;
2. that the proposed wall extensions do not encroach into the existing 4'-6" side setback and
the length of the wall is the same as existing and therefore the project will not result in a
significant impact on the adjacent properties or the neighborhood;
3. that the project complies with floor area ratio, lot coverage, height, and all other development
requirements and therefore is compatible with the aesthetics, mass and character of the

property and of adjacent properties and the neighborhood; and
4. that the construction will meet the requirements of the California Building and Fire Codes, in
effect at the time of building permit submittal, and therefore will not be detrimental to public
health, safety, or welfare.
Any noticed property owner may call this item up for additional review. If you would like to
request that this project be reviewed, which includes a public hearing, you should submit
a written and signed request to the Community Development Director within seven days of
the postmark on this letter (by Thursdav, September 16, 2021). You may also e-mail any
written requests to the project planner below. Copies of the proposed project is enclosed for
your review.

proposed construction shall not have a substantial impact on the adjacent properties or on the
