Dear Mr. and Mrs. Maruyama:
Your request for a minor modification was reviewed by property owners within 100 feet, the Planning Cominission and City
Council. Since there was no appeal, a minor modification to extend an existing first floor wall 16'-11" along the right side
property line with a 4'-4" side setback where 6'-0" is required for a single story addition at 1617 Albemarle Way, zoned R-1,
was approved effective April 11, 2006.
The project shall be built as shown on the plans submitted to the Planning Department and date stamped March 6, 2006.
Any changes to these plans shall be subj ect to further minor modification procedures. The minor modification was approved
with the following findings:
1. that the original house was built with a 4'-4" side setback which does not meet current code requirements and that the
proposed addition with a 4'-4" side setback does not represent a greater impact on the adjacent property than the existing side
setback (4'-4");
2. that proposed addition complies with lot coverage, floor area ratio, height and all other current development requirements;
3. that the proposed first addition floor is located at the rear of the house and will not be visible from Albemarle Way and is
located 17'-9" from the rear property line where 15'-0" is the minimum requirement, and is therefore compatible with the
aesthetics, mass, bulk and character of adjacent properties and the neighborhood; and
4, that the proposed project meets all other zoning code requirements and will meet the requirements ofthe Califomia Building
and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health,
safety or welfare.
All site improvements and construction work will require separate application to the Building Deparhnent. This approval is
valid for one year during which time a building permit must be issued. One extension of up to one year may be considered
by the Planning Commission if application is made before the end of the first year.

based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If you would like
to request that this project be reviewed, which includes a public hearing, you should submit a written request to the
City Planner within seven days of the postmark on this letter. Unless review of the application is requested, the minor
modification shall be approved based upon the following findings: ,_
