This application was to allow a training facility at 1731 Adrian Road, zoned R-1. The August 14, 2006, minutes of the Planning Commission state your application was approved with the following conditions: that the first floor of this suite shall contain 912 SF of office space, 1,117 SF of training space and 248 SF of storage area and that the mezzanine level shall contain 322 SF of storage area, and shall conform to the plans submitted to the Planning Department and date stamped June 2, 2006, site plan, floor plan and planting plan; 2. that the training facility shall operate in accordance with the criteria stipulated in the response letter by the applicant date stamped August 3, 2006, including the stipulation that all staff to be trained shall be transported to the training facility by shuttle bus with a capacity of 12-20 passengers; 3. that any changes to the use, including number of trainings per month, length of each training, number of employees participating in each training and square footage of the building used for aircraft emergency evacuation slide training purposes or change to the shuttle bus transportation system, shall require an amendment to this permit; 4. that the conditions of the Fire Marshall's June 8, 2006 memo, the Chief Building Official's, June 9, 2006 memo, and the Recycling Specialist's NPDES Coordinator's June 12, 2006 memos shall be met; 5. that demolition or removal of the existing structures and any grading or earth moving on the site shall not occur until a building permit has been issued and such site work shall be required to comply with all the :: Register online for the City of Burlingame list serve at ���ww.burlingame.or� :: August 25, 2006 1731 Adrian Road Page 2 regulations of the Bay Area Air Quality Management District; 6. the parking variance shall only apply to this suite as configured and to a training facility use and shall become void if the use in the suite is ever expanded, replaced or if a different form of transportation to and from the site is proposed; 7. that the aircraft emergency evacuation slide training may not occur more than 3 times per month, with no more than 35 students and 2 instructors and may not last any longer than approximately 2 hours in duration, and that an increase in the number of training sessions, trainees or instructors shall only be allowed with an amendment to this conditional use permit and parking variance; and 8. that the use and any improvements for the use shall meet all California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame. All site improvements and construction work will require separate application to the Building Deparhnent. This approval is valid for one year during which time a building permit must be issued. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year. The decision of the Council is a final administrative decision pursuant to Code of Civil Procedure Section 1094.6. If you wish to challenge the decision in a court of competent jurisdiction, you must do so within 90 days of the date of the decision unless a shorter time is required pursuant to state or federal law. Note: All required exit doors must swing in the direction of travel. 5) Provide guardrails at all landings. NOTE: All landings more than 30" in height at any point are considered in calculating the allowable floor area. Consult the Planning Department for details if your project entails landings more than 30" in height. 6) Provide handrails at all stairs where there are four or more risers. 7) Provide lighting at all exterior landings. 8) On your plans provide a table that includes.the following: a. Occupancy group for each area of the building b. Type of construction c. Allowable area d. Proposed area e. Indicate sprinklered or non-sprinklered 9) Provide an exit plan showing the paths of travel 10) Show compliance with all accessibility regulations found in the 2001 CBC, Chapter 11, for existing buildings including: a. Accessible paths of travel b. Accessible bathrooms c.
