1. that the conditions of the Chief Building Insoector's Septelnber
21, 1987 memo, ite�ns 1 and 3, that the City Engineer's Septe�nber
22, 19$7 memo and the Fire Marshal's August 26, 1987 m�no, item l,
shall be met;
2. that the CC&R's shall limit use in the building to those which do
not require H occupancy under the uniform fire code and uniform
building oode as amended by the City of Burlingame;
3. that while office use of the 14 units shall be limited to 14
percent of the t�tal, no single unit shall have more than 20
percent office spaoe and the allocation of office space by unit
shall be shown on the final parcel map as well as in a disclosure
table included in the CC&R's so each owner knows everyone's office
allocation and finally these documents shall be sul�nitted to the
Planning Department;
4. that the developer shall prepare and have approved prior to
receiving a final inspection a sign permit for a msster signage
program on this site and that the standards of this program shall
be included in the CC&R's for all of the prooerties on the
original site;
5. that the project shall be built according to the olan suhmitted to
the Planning Department and date stam1�d �ugust 18, 1987 with
changes as required by condition n�snber 1 and construction as
described in the architects letter of �ugust 27, 1987, including
that the mezzanine areas are designated solely for light storage,
shall be open to the warehouse area belaw and shall be protected
by a 42 inch high railing and accessed only from the warehouse
area below;
6. that a temporary Certificate of Occupancy be required prior to
close of escraw on each unit; and
7. that H occupancies as defined in the Uniform Fire and Unifo�n
Building Codes as amended by the City of Burlingame shall not be
allowed on this property and shall be pronibited in the CC&R
doclunent.

TO: Planning Department

Re: Condominium Permit - 1731 Adrian Road
Mr. Kent has only partially responded to my memo of August 25 and
still have the following conditions and recommendations that should
be placed on the condominium permit: --
1. That uses shall be limited on the map and permit to warehouse/
office, 14$ limit on office as shown on approved plans and al-
lowed by on-site parking.
2. Separate water shut o£fs shall be provided for each unit to
to avoid the problem of shutting off all for a repair on or.e
unit.
3. Unless the Commission decides otherwise, staff recommends that
parking spaces be assigned on the map by unit (one space min-
imum per unit) and that guest parking be also designated
(Commission to determine number of guest spaces.)
4. That all curb, gutter and sidewalk shall be replaced by
applicant.
5. That the failed pavement areas fronting this site be dug out
and replaced by the applicant at the same thickness asphalt as
approved by the City Engineer.

The Fire Marshal has the following requirements for 1731 Adrian Road:
1. Building address shall be provided as detailed in plans submitted. In
addition, each individual unit shall be identified separately by number
or letter in a permanent manner on both front and rear doors. This iden-
tification shall be not less than 12 inches in height.
