RESOLUTION APPROVING CATEGORICAL EXEMPTION AND CONDITIONAL USE PERMIT
RESOLVED, by the Planning Commission of the City of Burlingame that:
WHEREAS, a categorical exemption has been proposed and application has been made for
Conditional Use Permit for a non-auto related showroom and warehouse use (tile and Marble)
at 1601 Adrian Road zoned RR, Automobile Sales and Service Overlay Area, De Vincenzi
Metal Products 1655 Rollins Road. Burlinqame. CA 94010, qroperty owner, APN: 025-262-350;
WHEREAS, said matters were heard by the Planning Commission of the City of Burlingame on
March 14, 2011, at which time it reviewed and considered the staff report and all other written
materials and testimony presented at said hearing;
NOW, THEREFORE, it is RESOLVED and DETERMINED by this Planning Commission that:
On the basis of the Initial Study and the documents submitted and reviewed, and
comments received and addressed by this commission, it is hereby found that there is
no substantial evidence that the project set forth above will have a significant effect on
the environment, and categorical exemption, per CEQA Article 19, Section 15301, which
states that existing facilities, consisting of the operation, repair, maintenance, permitting,
leasing, licensing or minor alteration of existing public or private structures, facilities,
mechanical equipment or topographical features, involving negligible or no expansion of
use beyond that existing at the time of the lead agency's determination are exempt from
environmental review.
2. Said Conditional Use Permit is approved subject to the conditions set forth in Exhibit "A"
attached hereto. Findings for such Conditional Use Permit are set forth in the staff
report, minutes, and recording of said meeting.
3. It is further directed that a certified copy of this resolution be recorded in the official
records of the County of San Mateo.

1601 Adrian Road
Effective March 24, 2011
1.. that the tile and marble showroom/warehouse shall be limited to 1,285 SF of office area,
1,905 SF of showroom area, 16,994 SF of warehouse area and 3,083 SF of storage
area at 1601 Adrian Road, as shown on the plans submitted to the Planning Division and
date stamped February 11, 2011;
2. that the tile and marble showroom/warehouse business may not be open for business
except during the hours of 6:00 a.m. to 9:00 p.m., seven days a week;
3. that the number of people on site at 1601 Adrian Road at any one time, including the
owner, employees and customers shall not exceed 10 persons;
4. that the maximum number of employees, including the business owner, in 1601 Adrian
Road shall be limited to 5 persons;
5. that any changes to the floor area, use, hours of operation, or number of employees
which exceeds the maximums as stated in these conditions shall require an amendment
to this conditional use permit; and
6. that any improvements for the use shall meet all California Building and Fire Codes,
2010 Edition, as amended by the City of Burlingame.

1. The fire sprinkler system shall be re-evaluated for storage.
2. Storage shall not exceed 12 feet in height unless a high piled combustible
storage permit is approved by the Central County Fire Department,
3. Modifications to the fire sprinkler system as a result of floQr plan changes shall
not be permitted without obtaining a fire sprinkler permit from the Central
County Fire Depar#ment.
4. The building fire sprinklers system shall be maintain a current five year service
tag or provide fire year service by a licensed Staie Fire Marshal concern prior
to occupancy.

Any construction project in the City, regardless of size, shall comply with the City
NPDES permit requirement to prevent stormwater pollution from construction
activities. Project proponent shall ensure all contractors implement Best
Management Practices (BMPs) during construction.
Please include a list of construction stormwater pollution prevention best
management practices (BMPs), as project notes, when submitting plans for a
building permit. Please see attached brochure for guidance. The brochure may also
be down loaded directly from "flowstobay.org." It is recommended that the
construction BMP's be placed on a separate full size plan sheet (2' x 3' or larger as
appropriate) for readability.
