Dear Mr. Brunicardi:
Your request for a minor modification was reviewed by properiy owners within 100 feet, the Planning Commission
and City Council. Since there was no appeal, a minor modification to allow to allow 40.5 % lot coverage where 40%
lot coverage is the maximum allowed at 2200 Adeline Drive, zoned R-1, was approved effective July 24, 2003.
The project shall be built as shown on the plans submitted to the Planning Department and date stamped July 14, 2003.
Any changes to these plans shall be subject to further minor modification procedures. The minor modification was
approved with the following findings:
that the additional lot coverage for the single story addition meets the setback requirement for a corner lot and
will not alter the character of the neighborhood and will not have a detrimental impact on the character of the
adjacent properties;
2 that the proposed addition is designed within the allowed building envelope and the proposed materials for
the addition match the materials on the existing house and therefore, the addition is compatible with the mass
and character of property and of the neighborhood;
3 that the proposed addition meets the required setback for a corner lot and the amount the lot coverage exceeds
the maximum allowed is minor and will not have a detrimental impact on the character of the adjacent
properties; and
4 the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will
not be detrimental to public health, safety or welfare.
All site improvements and construction work will require separate application to the Building Department. This
approval is valid for one year during which time a building permit must be issued. One extension of up to one year may
be considered by the Planning Commission if application is made before the end of the first year.
