HomeMy WebLinkAbout729 Vernon Way - NoticingCITY OF BURLINGAME 501 Primrose Road Burlingame CA 94010-3997 (650)558-7250 Dear Property Owner, REQUEST FOR MINOR MODIFICATION FOR LOT COVERAGE The Burlingame Planning Department has received an application for a Minor Modification at the following address: 729 VERNON WAY APN: 029-172-020 APPLICATION FOR A MINOR MODIFICATION FOR A FIRST FLOOR ADDITION TO ADD A DINING ROOM AT THE REAR OF THE HOUSE AND EXTEND THE LIVING ROOM INTO THE EXISTING FRONT PORCH AT 729 VERNON WAY, ZONED R-1. 1. Minor Modification to allow 41% lot coverage (2,047.5 SF) where 40% (2,000 SF) is the maximum allowed without a minor modification. The proposed addition would exceed the maximum allowed lot coverage by 47.5 SF. Your property is located within 100 feet of this property. The minor modification has been requested to allow this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written request to the City Planner within seven days of the postmark on this letter. Anonymous letters cannot be accepted. Unless review of the application is requested, the nlinor modification shall be approved based upon the following findings: that the proposed addition represents a minor increase (47.5 SF) above the maximum allowed lot coverage (41 %, 2000 SF) and that only a minor increase in lot coverage will be visible from the street since the majority of the addition is at the rear of the house; 2. that the majority of the proposed addition will be located at the rear of the existing residence behind the width at the front of the house, and therefore will have a minimal impact on the appearance of the residence from the street; 3. that the proposed front addition represents only a small portion (32.5 SF) of the addition and extends into the existing front porch; 4. that the first floor addition is designed within the allowed building envelope, complies with floor area ratio, parking, height and all other current development requirements and is therefore compatible with the aesthetics, mass, bulk and character of existing and potential uses of properties in the general vicinity; and 4. the proposed project meets all other zoning code requirements and will meet the requirements of the California Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare.
