Dear Ms. Williams:
Your request for a minor modification was reviewed by property owners within 100 feet, the Planning
Commission and City Council. Since there was no appeal, a minor modification to allow 41% lot coverage
where 40% is the maximum allowed at 729 Vernon Way, zoned R-1, was approved effective Apri14, 2001. The
project shall be built as shown on the plans submitted to the Planning Department and date stamped March 22,
2001. Airy changes to these plans shall be subject to further minor modification procedures. The minor
rnodii�ca�i��� was appiovcu �wi�h ii�e ioiiowing findings:
that the proposed addition represents a minor increase (47.5 SF) above the maximum allowed lot
coverage (40%, 2000 SF) and that only a minor increase in lot coverage will be visible from the street
since the majority of the addition is at the rear of the house;
2. that the majority of the proposed addition will be located at the rear of the existing residence behind the
�vidth at the front of the house, and therefore will have a minimal impact on the appearance of the
residence fi-om the street;
3. that the proposed front addition represents only a small portion (32.5 SF) of the addition and extends into
the existing front porch;
4. that the first floor addition is designed within the allowed building envelope, complies with floor area
ratio, parking, height and all other current development requirements and is therefore compatible with
the aesthetics, mass, bulk and character of existing and potential uses ofproperties in the general vicinity;
and
5. the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and therefore
will not be detrimental to public health, safety or welfare. -

All site improvements and construction work will require separate application to the Building Department. This
approval is valid for one year during which time a building permit must be issued. One extension of up to one
year may be considered by the Planning Commission if application is made before the end of the first year.
