We require a Special Permit for the outside stair and a Variance for the substandard width of the existing garage. Special Permit The Special Permit is required for the new outside stair to the basement. The Owners would like this stair as the only way to configure the new interior stair is as a tight switchback. The outside stair will be used to bring in big items like a pool table. It will also be a safer than a ladder in a lightwell. The stair will also be more convenient for their children to access the rear yard. The new outside stair is located within the required setbacks. It is not intended that this area be used as a second residential unit, which would entail additional requirements. Variance The existing garage is 10' wide as required; however, the existing chimney in the living room projects into a portion of the garage. In this four foot portion, the garage is reduced to 8'6".
