FYI — REVISION TO AN APPROVED DESIGN REVIEW PROJECT AT 701
VERNON WAY, ZONED R-1.
Summary: On March 13, 2006, the Planning Commission approved by consent calendar an application for
design review, special permit for an attached garage and parking variance for a first and second story addition
at 701 Vernon Way, zoned R-1 (March 13, 2006, Planning Commission Minutes). A building permit was
issued and the project is nearing completion.
The applicant submitted a letter together with the originally approved and proposed plans, date stamped
January 31, 2007, explaining the proposed changes to the project. The following changes are proposed:
1. Left Elevation (Bloom�eld Road)
• Style of garage door changed to remove the vertical elements.
• First floor windows next to garage changed from double-hung to casement.
• Size of stairway window reduced from 7'-0" to 6'-0" in height.
• Fourth window from left side changed from double-hung to casement. Shutters eliminated from
this window.
2. Right Side Elevation
• Grids added to patio doors.
• First floor windows to the right of the patio doors changed from double-hung to casement. Size of
window next to the patio doors increased in size from 3'-6" to 5'-0" in height.
• Patio door and exterior light at far right side of house eliminated.
• Windows above the patio door changed from two to three windows.
• Second floor windows at right half of house: grid pattern changed on middle window from 6
divided lites to 9 divided lites.
• Horizontal trim band removed between first and second floors.
3. Front Elevation (Vernon Way)
• First floor windows at right side of house: grid pattern changed from 8 divided lites to 12 divided
lites. Shutters eliminated from these windows.

The design of the first and second story addition, other than those listed above, remains unchanged.
Previously approved and proposed building elevations (date stamped January 31, 2007) are included foryour
review.
Planning staff would note that because of the minar revisions, it was determined that the project could be
reviewed by the Commission as an FYI item. If the Commission feels there is a need for more study, this item
may be placed on an action calendar for a second review and/or public hearing with direction to the applicant.
