SUBJECT: FYI —PROPOSED CHANGES TO A PREVIOUSLY APPROVED DESIGN
REVIEW PROJECT AT 616 VERNON WAY, ZONED R-1.
Summary: An application for Design Review for a first and second story additions to an
existing single-family dwelling with an attached garage at 616 Vernon Way, zoned R-1, was
approved by the Planning Commission on July 27, 2015 (see attached July 27, 2015 Planning
Commission Meeting Minutes). A building permit was issued in March 2016.
With this application, the applicant is requesting approval of several changes to the approved
design. Please refer to the items listed below and to the attached explanation letter, dated April
19, 2016, for a detailed list and explanation of the proposed changes:

The windows throughout will change from two horizontal dividers to one horizontal
divider. The windows will remain fiberglass clad wood windows with simulated true
divided lites;
The porch overhang with support post at the front of the house has been revised so that
the overhang has no supports and the porch is smaller. This was done to create a
window pop-out to the left of the porch so that the main window to the living room could
be centered under the ridge of the gable end; the revision results in no net change to the
lot coverage, floor area, or setbacks;
The centered living room window at the front elevation will be larger than the approved
window and will have a transom above;
There will be an exterior finish of wood cedar siding finish instead of stucco at the entry
porch and on the first and second story on the right side elevation, at the termination of
the cour4yard; and
The first and second floor windows on the right side elevation, at the termination of the
courtyard (interior stairwell), have a new configuration.
The applicant submitted plans showing the proposed plans, date stamped April 19, 2016, to
show the changes to the previously approved design review project. Planning Staff has
provided the plans for the originally approved project that are date stamped July 6, 2015.
Other than the changes detailed in the applicant's letter and revised plans, there are no other
changes proposed to the design of the house that require Planning Commission review. If the
Commission feels there is a need for more study, this item may be placed on an action calendar
for a second review and/or public hearing with direction to the applicant.

We have revised the design of the Henshaws Residence in response to client request, the
charges are as follows:
Sheet A2.0
We moved the left side corner of the front wall so the front living room window will be centered
from the inside of the residence as well as the exterior. Please note that this revision does not altered the
appr�ved square footage of FAR or LOT coverage.
Sheet A3.0
North (Front) Elevation
1. We revised the front window to be larger with a new transom on top. The new window size
will be 109"x64" with transom size 109"x20".
2. We revised the grids on all windows from two horizontal dividers to one horizontal divider.
3. We revised the exterior finishes of the entrance and of the exterior wall at stairs from stucco
to wood cedar siding with an 8" exposure.
4. We revised the windows at the stairs with 2 sets of windows; two each measuring 9"x80" and
two more measuring 29"x22".
5. All new windows are 'Integrity' fiberglass clad wood windows with simulated true divided
lites by Marvin.
Rear Elevation
1. We revised the grids on all windows from two horizontal dividers to one horizontal divider.

2. We replaced existing window at Bedroom 1 and Bedroom 2 with larger window sizes to meet
Emergency Egress. The new size of these window is 36"x48" each.
3. We also replaced the existing window at existing Bath room with a new window that
measures 36'x40"
4. All new windows are'Integrity' fibergiass clad wood windows with simulated true divided
lites by Marvin.

Left Elevation
1. We revised the grids on all windows from two horizontal dividers to one horizontal divider.
2. We replaced the existing window at Bedroom 1 with a larger window, the size of this new
window is 36x48.
3. We replaced the existing window and the door at laundry with anew window measuring
17'x36" and a new door measuring 30"x80".
4. All new windows are `Integrity' fiberglass clad wood windows with simulated true divided
lites by Marvin.
5. Modification on the corner elevation as we modify the front elevation to center living room
window to the center of the roof ridge.
Right Elevation
1. We revised the grids on all windows from two horizontal dividers to one horizontal divider.
2. We replaced existing window at Bedroom 2 with a larger window measuring 36"x48"
3. We revised the windows at the stairs with 2 sets of windows; two each measuring 29"x80"
and two more measuring 29"x22".
4. All new windows are 'Integrity' fiberglass clad wood windows with simulated true divided
lites by Marvin.
5. We replaced the exterior finish shown at the stairs from stucco to new wood cedar siding
with 8" exposure.
