REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT

The Burlingame Planning Department has received an application for a Hillside Area Construction
Permit at the foliowing address:

APPLICATION FOR A HILLSIDE AREA CONS�'RUCTION PERMIT TO
CONSTRUCT A DECK IN THE REAR YARD AND RETAINING WALLS AT
2748 SUMMIT DRIVE, ZONED R-1. The uncovered deck will be located off of the
second floor and is replacing a deck that was recently removed. The deck will be
approximately 114 SF in area and 10 feet above adjacent grade. There will be stairs at
the rear of the deck that lead down to a lower deck (less than 30 inches above grade)
and to the rear yard. The total area of the deck and stairs combined will be
approximately 170 SF. The proj ect also includes landscaping, terracing the rear yard
by relocating fill that v��as removed from the house during a recent basement remodel
and buileiing retaining wall that wi�l range in height from approximately 2 feet to 5
feet. The retaining walls will create terraces in the rear yard that will result in more
usable yard space on this sloping lot. The proposed construction will bring the total
lot coverage to 3,290 SF (21.9%) where 6,002 SF (40%) is the maximum lot coverage
allowed. There will be no increase in floor area to the existing dwelling.
Your property is located within 100 feet of this property. A hillside area construction permi� has been
requested to allaw this addition based on Municipal Code Section 25.61.
Any noticed property owner may call this item up for additional review. If you would tike to request
that this project be reviewed, which includes a public hearing, you should submit a written and
signed request to the City PlaIDner within seven days of the postmark on this letter. A copy of the
site plan, floor plans and building elevations are enclosed for your review.
Unless review of the application is requested it shall be determined that the placement ofthe proposed
construction shall not have a substantial impact on the adj acent properties or on the character of the
