Burke, Planning Staff SumiECT: Status of the Semmler Land Division Application (File Rio. SMN 80-26) On February 25, 1981, the Commission heard an appeal of a conditional approval of a tentative map to create two parcels in the Burlingame Hills area. The main concerns of the appellant (Mr. Ryan) are the possible geotechnical problems which may arise from the ultimate development of the property. The appellant (Mr. Ryan) requested that a geotechnical report be prepared for the project prior to granting conditional approval of the tentative map. The applicant (Mr. Semmler) agreed to this request. The Planning Commission continued this item to allow the applicant (Mr. Semmler) time to retain a consultant to prepare a geotechnical report. The applicant (Mr. Semmler) has supplied the County Geologist with a geotech- nical report prepared by Don Hillebrandt Associates for the subject property and the area affected by the project. The report evaluated whether any potential geologic hazards exist at the site which would preclude the construction of an additional residence on the property. The report also made detailed earthwork, drainage and foundation engineering recommendations for construction of the proposed residence. The report concluded that, with proper construction techniques, development could safely proceed. The County Geologist has reviewed this report and has accepted it. The applicant (Mr. Semmler) has satisfied the requirements for a geotechnical report which meets the County's "Minimum Standards for Geotechnical Reports." This report made specific recommendations for site development. In light of the new information, Staff recommendation for SMN 80-26 is that the Planning Commission make the necessary findings, and conditionally approve the tentative subdivision with a revision of the original condition 4 to read: 4.
