Request: Hillside Area Construction Permit and Special Permit for construction of an accessory
structure. Special permit is required for storage which will exceed ten percent of the gross floor area
of the main dwelling structure (288 SF where 238.9 SF is the maximum allowed)(CS 25.60.0101 and
25.61).

Summary:
Gail Friedmarfl-Beck, property owner and applicant, is requesting a hillside area construction permit and
a special permit to build an accessory structure for storage at 2735 Summit Drive, zoned R-1. The
proposed storage structure would be located 8'-0" from the rear property line and 16'-0" from the right
side property line. The storage area would be 288 SF (12' x 24"). The existing main dwelling structure
is 2389.5 SF. A special permit is required because the proposed storage area exceeds ten percent of the
main dwelling structure (288 SF where 238.9 SF is the malcimum allowed). The proposed accessory
structure will be used to store extra household furniture. There is no plumbing proposed in the new
structure. The storage shed has lap siding painted to match the residence, and has a shingle roof. There
is a door and two 3'-0" x 3'-0" windows on the front of the structure and a 6'-0" wide sliding door on
the side facing the interior of the lot.
The property owner submitted building plans for review estimating the square footage of the existing
house as 3000 SF. Based upon this information, planning staff approved the plans of the storage shed
as being less than 10% of the gross floor area of the main dwelling, and building permits were issued.
During construction of the storage shed, a neighbor called the building department because the storage
shed appeared to be larger than the code would allow. Planning and building staff inspected the site and
determined that the main dwelling was closer to 2500 SF. The property owner was informed of the
need for a special permit and submitted this application.
