GALLIGAN, Galligan & Biscay 1795 South El Camino San Bruno, California ESQ. Real 94056 Subject: Mr. and Mrs. Richard Muirhead, 1411 Vancouver Avenue Dear Mike: TEL:(415) 3a2-B93i This will confirm our recent conversation regarding the ten-foot strip adjacent to the above proerty. As I stated, that strip does contain a water line and a sewer line serving the Muirheads and others. I agree with you that the City does not own the fee title, but simly easement rights for our facilities. I checked the Assessor's Iap and the Assessor's Roll, and it would appear that the ten-foot strip is assessed to no one. The Muirhead's property is shown as the fifty-foot lot, not including the easement strip. You asked if you mioht prepare a quitclaim deed to remove the City's interest subject to any existing easements. It is my preference that we be included in any cuiet title judgment rather than pursuing the separate quitclaim deed. Thus at the time the action is pursued I would be Dleased to stipulate that the City does not have any'interest in the roperty but simply claims the right to maintain and replace the sewer and water facilities which are in the subject area.
