This addition will be above the existing family room and part of the garage and will meet all other code requirements for setbacks, coverage, height and parking. CITY PLANNER DETERMINATION A minor modification has been granted by Department to allow this addition based Code Section 25.54.020 of the Municipal the City of Burlingame Planning on the following findings per Code. FINDINGS l. There are exceptional circumstances. Due to the placement of existing structures on the 1ot, stepping in the second floor addition would require new structural supports, thus adding considerable cost to the project, limiting the usable area of the addition and affecting the aesthetics of the project. 2. The variance is necessary to preserve a property right. The addition of a third bedroom is common to homes in Burlinqame and a 4 foot sicle yard setback for the second story is consistent with the setbacks of other homes in the area. 3. The variance would not be detrimental to other properties. The existing house has a 4 foot side yard setback and the proposed addition would maintain the existing separation between structure�. 4. The variance will not adversely affect the zoning plan. Since the size and configuration of the completed house would be consistent with the typical existing single family residential unit in the city, this action wi11 not have an adverse effect on the city's zoning plan.
