The uncovered deck will be located below the existing rear yard deck and will be approximately 397 SF in area. The height of the deck above grade varies between 8 and 55 inches due to the slope of the lot. The proposed construction will bring the total lot coverage to 3,168 SF (32.6%) where 4,207 SF (40%) is the maximum lot coverage allowed. There will be no increase in floor area to the existing dwelling. Your property is located within 100 feet of this property. A hillside area construction pernlit has been requested to allow this addition based on Municipal Code Section 25.61. Any noticed property owner may call this item up for additional review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written and signed request to the City Planner within seven days of the postmark on this letter.
