REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT
AND MINOR MODIFICATION
Dear Property Owner,
The Burlingame Planning Department has received an application for a Hillside Area
Construction Permit and Minor Modification at the following address:
2500 Valdivia Way
APN: 025-181-100
APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR
MODIFICATION TO ADD 543 SF IN TWO NEW TRELLIS AREAS OFF THE REAR OF
THE FIRST FLOOR OF THE HOUSE AT 2500 VALDIVIA WAY, ZONED R-1. The
applicant is proposing to add two new trellis areas off the rear of the first floor of the
house for a total of a 543 SF addition. The trellises will be set back 46'-6" from the rear
property line (where 15'-0" is required) and 33'-0" from the left side property line (where
7' is required). The Minor Modification is required to extend the existing first floor wall for
one of the new trellis areas along the right side of the house at the rear (5'-4" from the
right side property line existing and proposed, where 7'-0" is required). The proposed
addition conforms with all other zoning requirements in the R-1 zoning district.
Your property is located within 100 feet of this property. A Hillside Area Construction Permit
and Minor Modification has been requested to allow this addition based on Municipal Code
Section 25.61.
Any noticed property owner may call this item up for additional review. If you would like to
request that this project be reviewed, which includes a public hearing, you should
submit a written and signed request to the Community Development Director within
seven days of the postmark on this letter. Copies of the site plan, building elevations and
landscape plan are enclosed for your review.
Unless review of the application is requested it shall be determined that the placement of the
proposed construction shall not have a substantial impact on the adjacent properties or on the
character of the neighborhood and that the hillside area construction permit and minor
modification shall be approved based upon the following findings:
1. that the proposed addition complies with lot coverage, floor area ratio, height and all
other current development requirements, and therefore would be compatible with the
mass and bulk of adjacent properties and the neighborhood; and
2. that the plate height, roof pitch, and finish of the proposed addition will match the
existing house, and therefore would be compatible with the aesthetics and character of
the existing structure; and

3. the proposed project meets all other zoning code requirements and the construction
will meet the requirements of the California Building and Fire Codes, 2007 Edition as
amended by the City of Burlingame; therefore will not be detrimental to public health,
safety or welfare.
