Your request for a Hillside Area Construction Permit and Minor Modification was reviewed by
property owners within 100 feet, the Planning Commission and the City Council. Since there
was no appeal, a Hillside Area Construction Permit and Minor Modification for two new trellis
areas and to extend an existing first floor wall along the right side of the house at the rear (5'-4"
from the right side property line existing and proposed, where 7'-0" is required) at 2500 Valdivia
Way, zoned R-1, was approved effective March 13, 2009. The project must be consistent with
the plans submitted to the Planning Department and date stamped February 24, 2009. Any
changes to these plans shall be subject to further Hillside Area Construction Permit and Minor
Modification procedures.
The Minor Modification was approved based on the following findings:
that the proposed addition complies with lot coverage, floor area ratio, height and all
other current development requirements, and therefore would be compatible with the
mass and bulk of adjacent properties and the neighborhood; and
2. that the plate height, roof pitch, and finish of the proposed addition will match the
existing house, and therefore would be compatible with the aesthetics and character
of the existing structure; and
3. the proposed project meets all other zoning code requirements and the construction
will meet the requirements of the California Building and Fire Codes, 2007 Edition as
amended by the City of Burlingame; therefore will not be detrimental to public health,

All site improvements and construction work will require separate application to the Building
Department. This approval is vafid for one year during which time a building permit must
be issued. One extension of up to one year may be considered by the Planning Commission if
application is made before the end of the first year.
