Dear Mr. Helm,
Your request for a hillside area construction permit was reviewed by property owners within 100', the
Planning Commission and City Council. Since there was no appeal, a hillside area construction permit to
build a 679 SF second story addition at 2405 Valdivia Way, zoned R-1, was approved as of May 8, 1996
with the following conditions:
1. the project shall be built as shown on sheet A-1 date stamped Apri123, 1996 and sheets A-2
and A-3 dated April 11, 1996;
2. that the covered patio wall along the west property line shall be upgraded to one hour fire
resistive construction; and
3. that the project shall meet all the requirements of the municipal code and 1995 edition of the
California Building and Fire Codes as amended by the City of Burlingame.
All site improvements and construction work will require separate application to the Building Department.
This approval is valid for one year during which time a building permit must be issued. One extension of
up to one year may be considered by the Planning Commission if application is made before the end of the
first year.
