REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR
MODIFICATION
Dear Property Owner,
The Burlingame Planning Department has received an application for a Hillside Area Construction
Permit and Minor Modification at the following address:
2309 VALDIVIA WAY
APN: 025-182-230
APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR
MODIFICATION TO ADD 785.5 SF TO THE FIRST FLOOR AND TO INCREASE
THE EXISTING HEIGHT BY 1'-6" AT 2309 VALDIVIA WAY, ZONED R-1. The
applicants are proposing to add 785.5 SF to the first floor at the rear of the existing residence
and to increase the height by 1'-6" over the existing height. The applicant is requesting a minor
modification to extend the existing right side wall by 8'-6", with a 4'-6" setback when 7'-0" is
the required setback.
Your property is located within 100 feet of this property. A hillside area construction permit has been
requested to allow this addition based on Municipal Code Sections 25.61 and 25.55.
Any noticed property owner may call this item up for additional review for either the hillside area
construction permit request or the minor modification request. If you would like to request that this
project be reviewed, which includes a public hearing, you should submit a written and signed
request to the City Planner within seven days of the postmark on this letter. A copy of the site
plan, floor plans and building elevations are enclosed for your review.
Unless review of the application is requested, the hillside area construction permit and minor modification shall be
approved based upon the following findings:
1. that since it is existing forward of the proposed extension, the proposed side setback of 4'6" will not have a
detrimental impact on the character of the adjacent properties;
2. that the proposed addition to the dwelling is designed within the allowed building envelope and will not be
visible from the street and is therefore compatible with the mass and character of adjacent properties and
neighborhood; and
3. the proposed proj ect meets all other zoning code requirements and will meet the requirements of the California
Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and therefore will not be
detrimental to public health, safety or welfare.
