HomeMy WebLinkAbout5 Valdivia Ct - Staff ReportCITY OF BURLINGAME 501 Primrose Road Burlingame CA 94010-3997 (650)558-7250 REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT Dear Property Owner, The Burlingame Planning Department has received an application for a Hillside Area Construction Permit at the following address: 5 VALDIVIA COURT APN: 025-182-130 APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT TO ENCLOSE A PORTION OF AN EXISTING COVERED PORCH AREA AND ADD A 14 SQUARE FOOT BAY WINDOW ON THE FIRST FLOOR LEVEL AT THE FRONT OF THE HOUSE AT 5 VALDIVIA COURT, ZONED R-1. The applicant is proposing to enclose a portion of an existing covered porch area and include a 14 SF bay window at the front entry of the house to expand the existing foyer and dining room areas facing Valdivia Court. A new uncovered landing area, that measures 4'-6" above adjacent grade and is approximately 38 SF in size, is proposed off the family room at the rear of the house. The proposal meets all zoning code requirements. Your property is located within 100 feet of this property. A hillside area construction permit has been requested to allow this addition based on Municipal Code Section 25.61, which states that this project may be called up for review by the Planning Commission and this review shall be based upon the obstruction of the existing distant views of nearby properties by the proposed proj ect, with emphasis given to the obstniction of distant views from habitable areas within a dwelling unit. Any noticed property owner may call this item up for additional review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written and signed request to the City Planner within seven days of the postmark on this letter. A copy ofthe site plan and building elevations are enclosed for your review. Unless review of the application is requested it shall be deternlined that the placement ofthe proposed construction shall not have a substantial impact on the existing distant views of nearby properties, particularly from habitable areas within a dwelling unit.
