Kathy Pappageor.ge, applicant and property owner at 20 Valdivia Court, is
requesting a hillside area construction permit in order to add a secor�d story
to the existing one story structure (reduced plans attached). The procedure
for hillside area construction permits requires that there be an initial review
of such a request by the City Council, Planning Corrunission and neighbors within
100 feet. If upon this initial review none of the people noticed have a concern,
the permit for the second story can be granted administrative1y. According to
the procedures all groups can review the request concurrently; however each
group has seven days to respond.

The Burlingame Planning Department has received an application
for a first and second story addition at 20 Valdivia Court. The
proposed addition will increase living area by approximately 1400
square feet. A family room is proposed at the first floor level
and a master bedroom is proposed at the second floor level. The
applicant expects the proposed addition to meet all other zoning
code requirements.
On March 6, 1989, the City Council passed Ordinance 1388, which
established a public review procedure for second floor additions
in designated hillside areas. The intent of this ordinance is
to protect the distant views which exist from neighboring
properties. Regarding Hillside �rea construction permits,
Burlingame Municipal Code Section 25.61.050 states:
Review of application. Any noticed property owner may
request review of the application by written request to
the city planner within seven days after the mailing of
notice of application. Review of the application may
be requested by any member of the planning commission
or council by making such request before the close of
the meeting of the legislative body at which the notice
is received. Upon receipt of a request for review the
city planner shall thereafter process the application
in the same manner as an application for a special use
permit. Unless review of the application is requested
the hillside area construction permit shall be deemed
approved upon the adjournment of the later of the
planning commission or city council meeting following
notice of application.

To Whom It May Concern:
This letter will outline the addition we are planning
on completing on our home at 20 Valdivia Ct.
our home is located in a flat, quiet cul-de-sac behind
Mercy High School and on one of the creeks that run
throughout Burlingame. There are beautiful old oak trees
that surround our backyard which offer incredible privacy.
The view consists of the creekside setting and oak trees
(were it not for the oak trees, the view would be of the
pink, cement back of the Mercy High School building and its
parking lot).
We have lived in this home for 6 years and we just love
our location. We have a 2 year old daughter and are
planning on having another child within the year. We have
outgrown our current home and we do not want to move. Thus
we have decided to take the plunge and add on to the existing
home.
We plan on adding a family room downstairs and a master
bedroom upstairs. The addition will run straight out our
backyard and should not obstruct any neighbors' view. The
addition will not be visible from the street and will blend
in nicely with the current homes in the court. In fact, it
will greatly enhance the ambiance of the neighborhood. Given
some of the monstrosities that are currently being built in
Burlingame, our addition is quite insignificant.
