At the Apri125, 2005 Planning Commission meeting the Commission reviewed your request for the changes to
the approved design review project for a first and second story addition at 1637 Westmoor Road. The proposed
changes include: removing the fireplace/chimney in the living room; changing the wood burning fireplace
approved in the family room to a gas fireplace, eliminating the chimney; changing the size and type of windows
in the master bedroom, bedroom #2 and bedroom #3 from single hung to casement windows; and increasing the
size of the rear master bedroom window from 4' x 4'6" to 4' x 5' to meet egress.
The Planning Commission acknowledged receiving the request and had no objections.
The approved revisions shall meet all the requirements of the California Building Code and California Fire Code,
2001 edition, as amended by the City of Burlingame, and shall be submitted as a revision to the Building
Department.

the ea �.: ng easements on the property and the location of the creek, all of which would make it difficult if

correc -, ,�s to the plans have been nlade a��d plan checked. This motion was seconded by C. Vistica.
Chair �.crling called for a vote on the inotion to place this item on the regular action calendar when the
plans ; been revised as directed. The motion passed on a voice vote 5-0-2 (C. Cauchi and Keighran
absen .:�he Planuin� Cominission's action is advisory and not appealable. This item concluded at 11:45

CP M��oe reviewed the actions of the Council nleeting of April 18, 2005. Commission also discusssed
briefl ��� rotation of officers which will occur at the May 9, 2005 meeting and the ehange in seating.

CP M ��e noted that the applicant notified staff fl�at they were going to remove the fireplace in the living
room ��ether,�vhich would benefit the garage because the fire box would be removed from the parking
area. ��� ��y wish to retain the'replace in the fami (y room but convert it to gas, so no chimney structure will
be rec d. Commission acl:no�vledged these chan;es and the changes to the window sizes for required
egresr m bedroonls. However, Commission noted that in the future egress windows should be noted and
propc i zed on all plans and plaus sholild not be accepted until they are so noted. The egress requirement
is we :�own to architects, designers and contractors, and such requirements should be included and
revie�� as a part of the origiilal desi�7 review.
