This application was for a new two story house with a detached garage at 133 Crescent, zoned R-1. The September 10, 2�18, minutes of the Planning Commission state your application was approved with the following conditions: that the project shall be built as shown on the p(ans submitted to the Planning Division date stamped August 24, 2018, sheets T1.0 through LP1.0; including a row of new Carolina Cherry Laurels that will be planted along the rear prope�ty line; 2. that prior to issuance of a building permit, an FYI application shall be submitted to show that the front setback has been increased by 3 to 4 feet and that the stone base for the main house has been extended to the mud room at the rear, right side of the house; 3, that any changes to building materials, exterior finishes, windows, architectural features, roof height or pitch, and amount or type of hardscape materials shall be subject to Planning Division or Planning Commission review (FYI or amendment to be determined by Planning staff}; 4. that any changes to the size or envelope of the basement, first or second floors, or garage, which would include adding or enlarging a dormer(s), shall require an amendment to this permit; �� C� that any recycling containers, debris boxes or dumpsters for the construction project shall be placed upon the private property, if feasible, as determined by the Community Development Director; that demolition for removal of the existing structures and any grading or earth moving on the site shall not occur until a building permit has been issued and such site work shall be required to camply with all the regulations of the Bay Area Air Quality Management District; C: Register online to receive City of Burlingame e-mail updates at www.burlingame.org :: Cictober 17, 2018 � 33 Crescent Avenue Page 2 7. that priar to issuance a€ a building permit for cons#ruction of the project, the project construction plans shalt be modified to include a cover sheet listing all conditions of approval adopted by the Planning Commission, or City Council an appeal; which shall remain a pa�t of a(I sets of approved plans throughout the construction process. Compliance with all conditions of approval is required; the conditions af approval shall not be modified or changed withaut the approval of the Pfanning Gommission, or City Gouncil on appeal; 8. that all air ducts, plumbing vents, and flues shall be combined, where possible, to a single termination and installed on the portions of the roof not visible from the street; and thai these venting details shali be included and approved in the construction plans before a Building permit is issued; 9. that the project shall comply with the Construction and Demolition Debris Recycling Ordinance which requires affected demolition, new canstruction and alteration projects to submit a Waste Reduction plan and meet �ecycling requirements; any partial or full demolitian of a structure, interior or exterior, shall require a demolition permit; 10. that the project shall meet all the requirements of the Califomia Building and Uniform Fire Codes, 2016 EditiQn, as amended by the Gity of Burlingame; THE FOLLOWING CONDITIQNS SHAIL 6E MET DURING THE BUiLD[NG INSPEGTION PROCESS PRtOR TO THE INSPECTIONS NQTED IN EACH CON�ITiON: 11. that prior to scheduling the framing inspection #he applicant shall provide a certification by the project architect ar residential designer, or another architect or residential design prof�ssiona(, that demonstra#es that the project fails at or below the maximum approved floor area ratio for the property; 12. that priar to scheduling the fioundation inspe�tion, a licensed surveyor shall locate the property corners, set the building foatprint and certify the first floor elevation Qf the new structure{s) based on tha elevatign at the top of the form boards per the approved plans; this survey shall be accepted by the Gity Engineer, 13. fhat prior to scheduling the framing inspection the project archifect or residential designer, or another architect or residential design professional, shall provide an architectural certification that the architectural details shown in the approved design which should be evident at framing, such as window locatians and bays, are built as shown on #he approved plans; architectural certification documenting framing compliance with approved design shall be submitted ta the Building Division before the final framing inspection shall be scheduled; 14. that prior ta sch�duling the roaf deck inspection, a licensed sunreyor shall shoot the height of the roof �idge and provide certification of that height ta the Building Division; and 15. that prior #o final inspection, Planning Division staff will inspect and note compliance of the architectural details (trim materials, window type, e#c.) to verify that the prajecf has been built accarding to the appraved Planning and Building plans. :: Register on(ine to receive City of Burlingame e-mail updates at www.burlingame.org :� October 4 7, 2018 133 Crescent Avenue Page 3 All site improvements and construction work will require separate applicatiQn to the Buiiding Department. This approval is valid for one year during which time a building permit must be issued. An extension of up to one year may be considered by the Planning Cammission if applicatian is made before the end of the first year. The deci�ion of the Counci( is a final administrative decision pursuant ta Code af Civil Procedure Section 1094.6. If yau wish to challenge the decision in a court of campetent jurisdiction, ynu must do so within 90 days af the date of the decisian unfess a shorter time is required pursuant to sta#e or federa! law.
