VARIANCE FOR ADDITION TO A SINGLE FAMILY RESIDENCE WITH A
NONCONFORMING SIDE YARD AT 1112 CABRILLO AVENUE
Martha Costa, the applicant, is requesting a variance so that she can make a 383 SF
addition (family room and bath) to her home. The existing structure was built
2'-6" from the side property line, Code Sec. 25.66.060 requires a minimum of 3'.
The proposed addition will have a side yard setback of 6'-6" to the wall of the
addition. Al1 other zoning requirements for lot coverage, height and parking are
met by the proposal.
Staff have reviewed the request. The City Engineer (June 3, 1983 memo), the Chief
Building Inspector (June 6, 1983 memo) and the Fire Marshal (June 6, 1983 memo) had
no comments.
In her May 23, 1983 letter`the app'licant states her reasons �for the request. The
porch which extends wi�hi;n 2'-6" of`the,property line; has been remodeled but was
a part of the original':construction,o.f �the�house when they purchased it'. Removal
of the porch would leave the fiouse without a rear.exit� She intends to� continue
to use this home as a single family residence. -
To grant a variance Co�e;Se:c: 25.�4:020 r.equires the�Commission to. make the following
findings of fact based`:on p'hysY,cal �.haracte.r�istics of the property:-
a. that there are excep'tional' _or extraorctinary circums_tances' applicable

To review the application, removal of'the exi�sti'ng encl�osed porch would result in
a relocation of the back daor`or'secona exYt�from the`building; it is typical for
a home in Burlingame to have three bedrooms or equivalent and this addition would
not make this structure larger than typical; the proposal would maintain the
current level of safety on this property without significantly affecting neighbors
or extending the nonconformity; and this addition does not add a second unit to
this single family home or exceed any other development requirements beside
adding to a structure with an existing nonconforming side yard.
