Dear Mr. Ibarra,
Your request for a minor modification permit was reviewed by
property owners within 100', the Planning Commission and City
Council. Since there was no appeal, a minor modification permit to
allow an excess, by 1�, of the maximum allowable lot coverage for
a two story addition, at lill Cabrillo Avenue, zoned R-1, was
approved effective M�r� 29, 1995, with the following findings:

l. that the additional 1� lot coverage will not
have a detrimental impact on the character of
the neighborhood;
2. that the addition to the house meets all side
setback and height requirements; and
3. that the addition is at the rear of the
structure, setback further than the existing
portion of the house, and will not be visible
from the street.
All site improvements and construction work will require separate
application to the Building Department. This approval is valid for
one year during which time a building permit must be issued. One
extension of up to one year may be considered by the Planning
Commission if application is made before the end of the first year.
