HomeMy WebLinkAbout1032 Cabrillo Avenue - Staff Report��� CITY O� BURLINGAME ��.,m Planner's Report MEMO DATE: October 14, 2003 TO: PLANNING COMMISSION FROM: CITY PLANNER Meeting Date: 10/14/03 RE: FYI - REVISIONS TO EXTERIOR MATERIALS FOR AN APPROVED APPLICATION FOR DESIGN REVIEW FOR A NEW, TWO-STORY RESIDENCE AT 1036 (1032) CABRILLO AVENUE, ZONED R-1. Summary: On March 10, 2003, the Planning Commission approved a mitigated negative declaration and design review application for a new, two-story residence with a detached garage on a creek side lot at 1036 Cabrillo Avenue (new address 1032 Cabrillo Avenue), zoned R-1. The applicant obtained building permits and the residence is currently under construction. After consulting with an architect that specializes in period architecture, the applicant would like to make several exterior changes to the dwelling to enhance the proposed Arts and Crafts style. The applicant is proposing the following changes: ➢ a wider exterior window and door trim that is characteristic of Craftsman architecture will be added throughout the house, including corner caps; ➢ a new round window will be added at the second floor, right side of the front elevation; ➢ the approved round columns supporting the entry arbor will be square columns with stone pier bases; ➢ fish scale shingles will be added at the large first and second floor windows to the right of the entry; and ➢ the front door detail will be changed to incorporate sidelights, a new door, and a cross beam on the arbor just above the door. Planning staff would note that because the proposed changes were to the exterior materials and were chosen to enhance the approved architecture on the creek side lot, it was determined that these changes could be reviewed by the Commission as an FYI item. If the Commission feels there is a need for more study, this item may be placed on an action calendar for additional review and/or public hearing with direction to the applicant.
