FYI — REVIEW OF PROPOSED CHANGES TO A PREVIOUSLY APPROVED
DESIGN REVIEW PROJECT AT 1025 CABRILLO AVENUE, ZONED R-1.
Summary: An application for Design Review and a Conditional Use Permit for a new two-story
single-family dwelling and a detached garage with a half bathroom at 1025 Cabrillo Avenue,
zoned R-1, was approved by the Planning Commission at the most recent hearing on
November 24, 2014.
The conditions of approval for the project were amended by the Commission at the hearing to
require that changes to the staircase window and the landscaping be brought back as an FYI
item. These changes were requested by the neighbor to the left of the subject property and
included obscuring the stairwell window and replacing the proposed trees along the driveway
with hedges.
The applicant submitted revised plans date stamped December 3, 2014. The plans reflect that
the bottom portion of the stairwell window at the left elevation will be treated with a permanent
stain or obscure glaze and that proposed Grecian Laurel trees along the left property line have
been removed and replaced with a continuous Pittosporum hedge.
Attached is an email communication between the applicant and the neighbor to the left of the
subject property to show that the neighbor has reviewed and approved the two revisions.
Other than the changes detailed in the applicant's email and revised plans, there are no other
changes proposed to the design of the house. If the Commission feels there is a need for more
study, this item may be placed on an action calendar for a second review and/or public hearing
with direction to the applicant.

changes was sent to Mr. Griffin from Michael Callan one week ago.
James, please let me know the status of these revisions. I will need 8 half size copies of the proposed revisions
to place the FYI on the next available agenda (which is in January).
Mr. Griffin, if you can send an email to note that you have reviewed the landscaping revisions and approve of
the changes (as you did with the revised stairwell window treatment), that will be helpful information for the
Planning Commission.

Mr. Griffin,
I wanted to follow up with a PDF copy of a revised landscape plan for 1025 Cabrillo where I have used a dense
pittosporum hedge along the driveway instead of taller evergreen trees.
This evergreen hedge is shown all the way down our shared property line for privacy screening which can get
up to 10'-12' tall.
Please review the attached revised landscape plan along with a picture of the proposed shrub/hedge.
I appreciate your time in reviewing the plan and photo and would be happy to answer any questions.
