Since there was no appeal, a minor modification pernut to allow a 9'-4" existing driveway width where 10'-0" is required for access to a second dwelling unit at 817 Edgehill Drive, zoned R-2, was approved effective 7anuary 10, 2000 with the following findings: that the original house at the front of the lot was built with a 9'-4" wide driveway which does not meet current code requirements, that there are no changes proposed to the original house, and therefor the existing 9'-4" wide driveway shall not have any greater negative impact on the neighborhood than already exists; 2. that the existing 9'-4" driveway width extends approximately 38'-0" in length along the existing house at the front of the lot and widens to 18'-0" towards the rear of the lot to accommodate parking access for the new detached dwelling unit; 3. that granting a minor modification for the existing substandard 9'-4" driveway width is necess�y for the preservation and enjoyment of the e�usting property, prevents unnecessary hardship because it does not require the applicant to demolish a portion of the existing structure on the site to provide the additional0'-8" to the driveway width as required by the zoning code; 4. that the proposed detached second dwelling unit, located at the rear of the lot, is designed within the allowed building envelope, complies with the parking requirement for the additional bedrooms in the new unit, and is therefore compatible with the mass and character of adjacent properties and neighborhood; and January 1�, 2000 817 Edgehill Road page -2- the California Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare. All site improvements and construction work will require separate application to the Building Department. This approval is valid for one year during which time a building pernut must be issued. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year.
